We understand that buying a holiday home, whether for personal use or as an investment, is a big decision.

As well as owning your own luxury holiday lodge that you can escape to 11 months of the year, Gull Rocks Beach also presents a great investment opportunity.

Help offset some of the costs by renting out your property when not in use – and we can take care of the rental management, too! Our dedicated team will be on hand to look after guests, so you can be sure that your holiday lodge investment is in safe hands.

Finished to the highest of standards, your luxury lodge will command premium rental fees, especially in the peak school holiday periods.

All our lodges include everything you need, from towels and bedding to a large decking area with room for a hot tub – there’s no expense spared, so you can really make the most of your investment and appeal to the right type of guests.

Understanding The Costs

As well as the purchase price, there are other costs associated with buying and owning a holiday home at Gull Rocks Beach.

To help explain these costs, we’ve put together a handy FAQs section, below, which easily breaks down the obligations you will be undertaking.

HOW DO I BUY A HOLIDAY HOME LODGE?

If you decide to buy a holiday lodge, we require an initial deposit of £5,000 to reserve the holiday home, which is fully refundable for up to 14 days, along with a signed Purchase Agreement which outlines all the elements of both your purchase and terms of ownership.

To prepare for a move-in date or secure your build slot, the deposit required will then be 75% of the agreed asking price. This payment date will be within 1 month from the date the reserve deposit is taken.

We will then require the full cleared balance to be in place before the agreed handover date.

WHAT’S INCLUDED IN THE PRICE?

All of our holiday homes can come fully furnished, with home comforts such as matching bedding and cushions that help to make it an ultimate “turn-key” experience. They all have fully fitted kitchens with integrated appliances, along with all the expected white goods: a fridge freezer, washing machine and dishwasher.

Externally, a holiday home lodge comes with bespoke decking to complement and maximise the enjoyment of each plot: we really think about how our holiday homeowners will want to use their outside space.

WHAT ARE THE ANNUAL SITE FEES?

The annual pitch fee at Gull Rocks Beach is charged at approximately £5,850.

All of our holiday lodges are available for use from early February to early January: an 11-month holiday season!

WHAT SERVICES ARE CONNECTED TO THE HOLIDAY LODGE?

The services connected are:
Gas (LPG) - piped underground
Electrics – individual meters
Water & Sewer mains

WHAT ARE THE AVERAGE RUNNING COSTS OF A HOLIDAY LODGE?

The average annual running costs include:
Site Fees
Insurance – a “new for old” policy is required (estimated £300-£500)
Electrics – individually metered and billed quarterly
Gas (LPG) – individually metered and billed quarterly

IS MY HOLIDAY HOME JUST FOR LEISURE?

Yes. A holiday home cannot be used as a permanent residence. This does mean that your holiday home doesn’t incur Council Tax cost however!

Every Park is issued with a Site Licence to operate and this states when holiday homeowners are able to use their holiday home.

We also have rental options on your holiday home, ensuring you can make a return on your investment.

HOW LONG CAN A HOLIDAY HOME STAY ON THE PARK?

All new holiday homes (BS3632) come with a 30-year Licence Agreement – the one issued by Gull Rocks Beach is the model standard agreement by The British Holiday Homes & Holiday Parks Association (BH&HPA). However, we believe that we've gone beyond the standard terms for the sole benefit of our holiday home owners.

This agreement has been designed to offer both parties security and peace of mind to create a continuing, harmonious relationship.

WHAT HAPPENS IF I WANT TO SELL?

You are free to sell your holiday home at any time, with all the benefits you purchased it with along with the remaining balance of the Licence Agreement.

We will help guide you through the process and assist to sell where possible. Although we don't actively market privately owned homes, we keep a list available in the office and with your authorisation, will show your home to interested parties.

Private sales must be processed through the site office so that the Park can ensure the new owners are fully briefed on the Terms & Conditions of the Licence Agreement.

IS THE PARK DOG FRIENDLY?

Of course! Man’s best friend is welcome to enjoy your new lifestyle also. Our coastal location and host of beautiful walking trails available means it's a perfect location for our four-legged friends.

We do however, insist that all dogs are kept on a lead at all times when walking around the Park.

WHO OWNS GULL ROCKS BEACH?

The Park is owned and managed by Trevornick Holiday Park Ltd.
